Seven Signs That You Might Need Roof Restoration Services For Your Central Coast Home

The roof is your home’s first defence from the elements. Whether it be the harsh rays of summer’s sun, the ranging blows of autumn winds and the hailing rains that creep up whenever the Central Coast’ weather deems necessary, having a shelter over your heads is non-negotiable! Roofs are designed to ensure almost any element know to Mother Nature. However, over time, even the strongest roofs can crumble under the pressure and eventually need repairing, replacements or a complete restoration job. 

So, what are the things you need to look out for to determine whether you need a new roof or to have it restored? We’re to answer that! These are the four signs that you need a roof restoration central coast, replacement or repair.

From inside: 

Deteriorating roofs can be spotted from inside your home with very little attention to detail. However, you may not be aware of the warning signs and that’s why we’re here. Things to look out for include leaks, dark spots caused by water damage, light shining through the roof (because your home doesn’t have a skylight) and any cracking.

Any of these could be warning signs that your roof needs attention, well, the attention of a professional roofer that is. A roofer will be able to determine whether a minor repair job is needed or if a more extensive roof restoration or replacement is in order due to several affected areas. 

From outside: 

Checking from the outside of your home will vary depending on your house. You may need to take out your ladder and get onto the roof to get a better, or rather, closer look at the state of your roof. We have to warn you though, it can get very dangerous so make sure that you avoid walking on the steep of the roof and be extra careful as you walk. Make sure you look out for:

  • Loose material around the chimney, pipes as well as vents. You also want to look out for areas on the roof where there’s sealing or penetration
  • Any wear and tear on the roof valley
  • Signs of mould, rotting or moisture
  • Entwined and worn shingles
  • If there are any shingle granules on gutters which will need the shingles to be replaced
  • Sign of damage or wear around gutters and downpipes

Sags: 

A sagging roof is a major indicator regardless of whether it is from the outside or inside, that your roof is damaged. This type of problem means that the entire roof needs to be replaced. It is therefore important that a professional roofing company comes in to inspect any signs of sagging, especially if it is visible.

Flashing: 

Old homes’ flashing were generally made with cement or tar. These materials are vulnerable to breaking over time. Search for any cracks, breaks or worn out areas on your roof. If any of these are apparent, consider replacing your flashing material with new, modern metal flashing, this will help combat leaks and the avoidance of unnecessary roof replacements or restorations. 

Age

The age of your home and its roof plays a huge role in whether your roof needs replacing or restoration services. Much like anything else, roofs age and a rule of thumb are that any roof should last up to 25 years. If you’ve noticed that your roof is between 10-15 years and has had several repair projects, it means that you should look into scheduling a restoration service. By so doing, you’re cutting done on the total cost of frequent repairs on your roof. However, if your roof has reached the 20-year milestone, then you should have it entirely replaced. 

Crumbling or cracked tiling: 

Are the tiles on your roof crumbling and cracking? Have you seen signs of broken tiles? Time to call in expert roofers for replacements.
